The Process

How selling your house to us works

Five straightforward steps, from your first call to closing day. We buy houses as-is, you choose the closing date, and you're never obligated to accept our offer.

  • We buy it ourselves, with our own cash. No middleman.
  • No repairs, cleaning or showings
  • A written offer you can take time to review
  • Closing through a licensed escrow and title company

Start with your address

Our process, in five simple steps

Here's exactly what happens at each step and what you can expect from us along the way.

  1. 1

    Contact us

Fill out our short online form or call us at (909) 833-4848. Tell us about the house and what you're hoping to do.

    What to expect

    • Start with just the property address
    • Online or by phone, whichever you prefer
    • Free, with no obligation
  2. 2

    Quick phone call

We call to learn about the house and your situation, so our offer fits what you actually need.

    What to expect

    • Questions about condition, occupancy and any repairs you know of
    • Your ideal timeline and move-out plans
    • Your questions about us and the process, answered plainly
  3. 3

    See the house

We schedule a walkthrough at a time that works for you.

    What to expect

    • No cleaning, repairs or staging before we come
    • Tenants or belongings in place are fine
    • Usually one visit, with no open houses or repeat showings
  4. 4

    Get a written cash offer

We put our cash offer in writing and explain how we arrived at the number. It’s the price we pay at closing, unless the inspection finds something we didn’t know about, and we’ll show you why.

    What to expect

    • Take the time you need to decide
    • Review it with family, your own agent or an attorney
    • No obligation to accept
  5. 5

Close on your date through escrow

If you accept, Trident buys the house with our own cash and closes in our own name. A licensed, neutral escrow and title company handles the paperwork and the closing. We can close in about 7 days, or on your timeline.

    What to expect

    • Escrow and title keep the transaction on track
    • Funds are paid to you through escrow at closing
    • Take what you want and leave the rest
    • Need money before closing? You may qualify for a cash advance of up to $30,000*

*Cash advance of up to $30,000 is available case by case, on qualifying homes and situations only, and is subject to our review of the property and title. Any advance is subtracted from your proceeds at closing. It’s money paid to you, never a fee: we never ask sellers to pay us anything up front.

What the timeline looks like

Every sale moves at its own pace. Title, probate, tenants and your own move all play a part, so we'll give you an honest estimate on our first call instead of a one-size-fits-all promise.

  1. You reach out

Fill out the form or call us. Tell us roughly when you'd like to be moved out.

  2. We talk

A short call about the house and your situation. We'll give you an honest sense of timing for your situation.

  3. Walkthrough

We see the house at a time you choose. No prep needed.

  4. Written offer

You get our cash offer in writing. There's no deadline pressure from us to sign.

  5. Escrow opens

If you accept, a neutral escrow and title company takes it from here and keeps both sides on track.

  6. Closing day

We can close in about 7 days, or on your timeline. You sign, funds are paid through escrow, and the house is sold on the date you picked.

Sell to us vs. list traditionally

Selling to Trident

  • We’re the buyer: our own cash, our own name, no assignments
  • The price we offer is the price we pay at closing*
  • No commission paid to us
  • Sell as-is: no repairs, cleaning or staging
  • No showings or open houses
  • No buyer inspection repair requests
  • No waiting on a buyer's loan approval
  • We can close in about 7 days, or on your timeline

Traditional listing

  • Agent commissions and seller fees
  • Repairs and prep work before listing
  • Showings, open houses and scheduled visits
  • Buyer inspections and repair requests
  • Buyer financing that can fall through
  • Timing depends on finding a buyer
  • Price can change after inspections and appraisals

A traditional listing can net more for a home in great condition. We'll talk through both options honestly, and you're always welcome to compare our offer with an agent's advice.
*Unless the inspection finds something we didn’t know about, and we’ll show you why.

Questions about the process

Will my price change at closing?

No. The price in our written offer is the price we pay at closing. The one exception is if the inspection finds something we didn’t know about, like a broken sewer line or foundation damage that nobody mentioned. If that happens, we’ll show you exactly what we found and why it matters, and talk it through with you before anything changes. We don’t come back near closing asking for a lower price for any other reason.

Does it cost anything to get an offer?

No. Asking for an offer is free and you're under no obligation to accept it.

How do you come up with your offer?

We look at what the house would sell for once it's fixed up, what the repairs will cost, and the costs of buying, holding and reselling it. We've been buying and selling homes here since 2011, so we know those numbers well, and we'll walk you through how we got to ours.

Do I pay a commission?

You don't pay us a commission. Our offer is a direct offer to buy, not a listing. If you have your own agent representing you, any fee you agreed to with them is between you and your agent.

When can we close?

We can close in about 7 days, or on your timeline. Timing depends on things like title, probate or tenants, so tell us your target date and we'll tell you honestly whether we can meet it.

Who handles the closing and the money?

A licensed, neutral escrow and title company. Funds are paid to you through escrow at closing.

Can I get money before closing?

Possibly. If you need cash before the sale closes, for moving costs, a deposit on your next home, medical bills or anything else, we may be able to advance you up to $30,000. It doesn’t have to be an emergency. Advances are decided case by case, only on qualifying homes and situations, after we review the property and title, and the amount you receive is subtracted from your proceeds at closing. It’s money to you, never a fee, and we never ask sellers to pay us anything up front. Just ask when you reach out.
