Selling is a simple 3-step process
From your first call to closing day, you set the pace, and there’s no obligation until you sign.
- 1
Tell us about your house
Enter your address online or call us at (909) 833-4848. Share a few details about the property and what you’re hoping to do, and we’ll set up a time to see it.
- 2
Get your no-obligation cash offer
We look at the home’s condition, the repairs it needs and recent sales nearby, then give you a written cash offer and explain how we got there. Take the time you need to decide.
- 3
Close on your date and get paid through escrow
If you accept, we buy it ourselves with our own cash. We can close in about 7 days, or on your timeline, at the price we offered. A licensed escrow and title company handles the paperwork and pays you at closing. Need money before then? You may qualify for a cash advance of up to $30,000 before closing.*
*Cash advance of up to $30,000 is available case by case, on qualifying homes and situations only, and is subject to our review of the property and title. Any advance is subtracted from your proceeds at closing. It’s money paid to you, never a fee: we never ask sellers to pay us anything up front.
Ask every cash buyer one question: “Are you buying my house?”
With us, the answer is yes. Here’s how selling to Trident compares with a typical wholesaler and with listing through an agent.
| Question | Trident Home Buyers | A typical wholesaler | Listing with an agent |
|---|---|---|---|
| Who actually buys your house | We do. Trident buys it with our own cash and closes in our own name. | Often someone you never meet. The wholesaler signs the contract, then looks for another buyer to take it over. | A buyer the agent finds on the open market, often with a loan. |
| Assignment clause (“and/or assigns”) | None. Our purchase contracts don’t say “and/or assigns.” We buy it ourselves. | Often in the contract, so your deal can be handed to a different buyer. | Not typical. The buyer is named on the contract. |
| Price at closing | The price we offer is the price we pay, unless the inspection finds something we didn’t know about, and we’ll show you why. | Can drop if they can’t find a buyer at their price, or the deal can fall apart near the deadline. | Can change after the buyer’s inspection or appraisal, or with requests for credits. |
| Fees and commissions | No commission paid to us. Our written offer spells out who pays which closing costs. | No commission, but their fee comes out of what your house is worth to the end buyer. | Agent commission (negotiable), plus your share of closing costs. |
| Timeline | We can close in about 7 days, or on your timeline. | Depends on whether they find a buyer before their contract deadline. | Time on the market, plus escrow. A buyer’s loan can add weeks. |
| Repairs | None. We buy it as-is and do the repairs ourselves after closing. | None up front, but the price may get renegotiated once other buyers see the house. | Usually prep work before listing, plus repair requests after the buyer’s inspection. |
Not every wholesaler works the same way, so read any contract carefully and ask who will actually close. A traditional listing can net more for a home in great shape, and we’ll tell you honestly if that’s the better move for you.
We buy houses in any situation
Homeowners call us when a traditional sale doesn’t fit. Here are some of the most common reasons.
Expensive repairs
Roof, plumbing, foundation or an outdated kitchen. Sell it the way it is.
Inherited or probate house
We work with heirs and estates, and can be patient with the court process.
Tired of being a landlord
Sell with tenants in place. No need to wait for a vacancy.
Behind on payments
Talk to us early. A quick, simple sale can leave you with more options.
Divorce or separation
A straightforward sale with one clear number to divide.
Relocating or downsizing
Pick a closing date that lines up with your move.
Vacant house
Stop paying to insure, maintain and secure an empty property.
Too much stuff to move
Take what you want. Leave the rest and we’ll deal with it.
Why sell to a local family business
Since 2011, our family has bought 359 homes in 36 Southern California cities. Here’s what that means for you.
We live and work here
We’re based in the Inland Empire and buy only where we know the neighborhoods: San Bernardino, Riverside, Los Angeles and Orange counties. We know local values, permits and the usual problems with older homes here, so our offer is based on real local numbers, not a guess from out of state.
359 homes since 2011
We’ve handled just about every kind of house and situation, from major repairs and fire damage to title issues and tenants. That experience helps us make a fair offer quickly and get you to closing without surprises.
We’re the buyer, start to finish
We’re a local, family-owned business, not a national franchise. When we put your house under contract, we buy it with our own cash and close in our own name. No assignments, no double closes, and no one you’ve never met showing up at closing.
The hassles you skip when you sell to us
Selling the traditional way means a lot of steps, people and waiting. Selling directly to us cuts most of them out.
Finding and interviewing agents
No agent search, no listing agreement, and no commission to us.
Guessing the right price
You get one clear, written cash number to say yes or no to.
Back-and-forth negotiations
No counteroffers with strangers or last-minute price cuts.
Showings and open houses
No strangers walking through your home on weekends.
Inspection repair requests
We buy as-is, so there’s no repair list after an inspection.
Paying for repairs and cleanup
Leave the repairs, the cleaning and the stuff you don’t want.
Buyers whose loans fall through
We pay cash, so there’s no buyer’s loan approval to wait on.
Moving on someone else’s schedule
You choose the closing date that fits your move.

Frequently asked questions
Are you a wholesaler?
No. We’re the buyer. When we put your house under contract, Trident buys it with our own cash and closes in our own name. We don’t assign your contract to anyone else, we don’t do double closes, and our purchase contracts don’t include “and/or assigns.” The people you meet are the people who close. Curious how wholesaling works? Read No Middlemen: What Wholesalers Don’t Tell You.
Do I need to make repairs or clean before selling?
No. We buy houses as-is, in any condition. You don't need to repair, clean, stage or empty the house. Take what you want and leave the rest.
Will my price change at closing?
No. The price in our written offer is the price we pay at closing. The one exception is if the inspection finds something we didn’t know about, like a broken sewer line or foundation damage that nobody mentioned. If that happens, we’ll show you exactly what we found and why it matters, and talk it through with you before anything changes. We don’t come back near closing asking for a lower price for any other reason.
Does it cost anything to get an offer?
No. Asking for an offer is free and you're under no obligation to accept it.
How do you come up with your offer?
We look at what the house would sell for once it's fixed up, what the repairs will cost, and the costs of buying, holding and reselling it. We've been buying and selling homes here since 2011, so we know those numbers well, and we'll walk you through how we got to ours.
Do I pay a commission?
You don't pay us a commission. Our offer is a direct offer to buy, not a listing. If you have your own agent representing you, any fee you agreed to with them is between you and your agent.
