How It Works

Sell your house in 3 simple steps

Tell us about the house, get a written cash offer, and close on the date you choose. No repairs, no showings, and no obligation to accept.

  • We buy it ourselves, with our own cash. No middleman.
  • Sell as-is, in any condition
  • A written offer with our reasoning
  • We can close in about 7 days, or on your timeline

Step 1 starts here

Enter the property address. It’s free, and there’s no obligation.

Our simple 3-step process

From your first call to closing day, you set the pace, and there’s no obligation until you sign.

  1. 1

    Tell us about your house

Enter your address online or call us at (909) 833-4848. Share a few details about the property and what you’re hoping to do, and we’ll set up a time to see it.

  2. 2

    Get your no-obligation cash offer

We look at the home’s condition, the repairs it needs and recent sales nearby, then give you a written cash offer and explain how we got there. Take the time you need to decide.

  3. 3

Close on your date and get paid through escrow

If you accept, we buy it ourselves with our own cash. We can close in about 7 days, or on your timeline, at the price we offered. A licensed escrow and title company handles the paperwork and pays you at closing. Need money before then? You may qualify for a cash advance of up to $30,000 before closing.*

*Cash advance of up to $30,000 is available case by case, on qualifying homes and situations only, and is subject to our review of the property and title. Any advance is subtracted from your proceeds at closing. It’s money paid to you, never a fee: we never ask sellers to pay us anything up front.

What we buy

Trident Home Buyers makes cash offers on houses across the Inland Empire, Los Angeles County and Orange County, in whatever shape they’re in. The condition of the house doesn’t rule it out. It just shapes the offer.

Property types

  • Single-family houses
  • Condos and townhomes
  • Duplexes, triplexes and fourplexes
  • Apartment buildings with 5 or more units
  • Land and vacant lots

Who lives there

  • You live there
  • It's vacant
  • Tenants live there (they can stay through the sale)
  • Someone is living there without permission

Conditions we’ll look at

  • Foundation trouble: settling, cracked slabs, uneven floors
  • Fire or smoke damage, from a single room to a total loss
  • Leaks, water damage and mold
  • A worn-out roof or other structural wear
  • Hoarding, or a house still full of belongings
  • Unpermitted rooms, garage conversions or ADUs, and open permits
  • Open code-enforcement cases or city notices
  • Break-ins, vandalism, stripped copper or squatter damage
  • Septic or private well problems in unincorporated areas
  • Move-in ready homes where you simply want a quick, simple sale

Something not on the list? Ask us. A few problems can be hard to price, such as contamination of unknown size or liens that add up to more than the house is worth. If a cash sale isn’t the right fit, we’ll tell you up front and still help you sell, by listing it, referring you to a local agent or connecting you with another local buyer.

Situations we handle

Homeowners come to us for all kinds of reasons. These are some of the most common.

  • Foreclosure

Sell before the trustee sale date, when there’s still time to close.

  • Inheritance and probate

Sell a house you inherited, whether or not it’s going through probate.

  • Divorce

A clean sale with one number to divide, with both spouses on board or a court order.

  • Code violations

Sell as-is, even with open city or county code cases on the property.

  • Tax liens

IRS, state or local liens can be paid from your proceeds through escrow.

  • Back property taxes

Sell before the county takes a tax-defaulted house to auction.

  • Vacant property

Stop paying to insure, secure and maintain a house no one lives in.

  • Problem tenants

Sell with tenants still living there. You don’t have to wait for a vacancy.

  • Squatters

Sell even if someone is living in the house without permission.

  • Relocating

Set the closing around your move date instead of the market’s.

  • Out-of-state owners

Sell from anywhere, with a mobile notary for your signatures.

  • Job loss

Turn your equity into cash before missed payments start to stack up.

Questions about how it works

Are you a wholesaler?

No. We’re the buyer. When we put your house under contract, Trident buys it with our own cash and closes in our own name. We don’t assign your contract to anyone else, we don’t do double closes, and our purchase contracts don’t include “and/or assigns.” The people you meet are the people who close. Curious how wholesaling works? Read No Middlemen: What Wholesalers Don’t Tell You.

Will my price change at closing?

No. The price in our written offer is the price we pay at closing. The one exception is if the inspection finds something we didn’t know about, like a broken sewer line or foundation damage that nobody mentioned. If that happens, we’ll show you exactly what we found and why it matters, and talk it through with you before anything changes. We don’t come back near closing asking for a lower price for any other reason.

Does it cost anything to get an offer?

No. Asking for an offer is free and you're under no obligation to accept it.

How do you come up with your offer?

We look at what the house would sell for once it's fixed up, what the repairs will cost, and the costs of buying, holding and reselling it. We've been buying and selling homes here since 2011, so we know those numbers well, and we'll walk you through how we got to ours.

Do I pay a commission?

You don't pay us a commission. Our offer is a direct offer to buy, not a listing. If you have your own agent representing you, any fee you agreed to with them is between you and your agent.

When can we close?

We can close in about 7 days, or on your timeline. Timing depends on things like title, probate or tenants, so tell us your target date and we'll tell you honestly whether we can meet it.

Who handles the closing and the money?

A licensed, neutral escrow and title company. Funds are paid to you through escrow at closing.

Can I get money before closing?

Possibly. If you need cash before the sale closes, for moving costs, a deposit on your next home, medical bills or anything else, we may be able to advance you up to $30,000. It doesn’t have to be an emergency. Advances are decided case by case, only on qualifying homes and situations, after we review the property and title, and the amount you receive is subtracted from your proceeds at closing. It’s money to you, never a fee, and we never ask sellers to pay us anything up front. Just ask when you reach out.
