Frequently asked questions

Straight answers about selling your house to us. Don't see your question? Call us at (909) 833-4848.

Are you a wholesaler?

No. We’re the buyer. When we put your house under contract, Trident buys it with our own cash and closes in our own name. We don’t assign your contract to anyone else, we don’t do double closes, and our purchase contracts don’t include “and/or assigns.” The people you meet are the people who close. Do I need to make repairs or clean before selling?

No. We buy houses as-is, in any condition. You don't need to repair, clean, stage or empty the house. Take what you want and leave the rest.

Will my price change at closing?

No. The price in our written offer is the price we pay at closing. The one exception is if the inspection finds something we didn’t know about, like a broken sewer line or foundation damage that nobody mentioned. If that happens, we’ll show you exactly what we found and why it matters, and talk it through with you before anything changes. We don’t come back near closing asking for a lower price for any other reason.

Does it cost anything to get an offer?

No. Asking for an offer is free and you're under no obligation to accept it.

How do you come up with your offer?

We look at what the house would sell for once it's fixed up, what the repairs will cost, and the costs of buying, holding and reselling it. We've been buying and selling homes here since 2011, so we know those numbers well, and we'll walk you through how we got to ours.

Do I pay a commission?

You don't pay us a commission. Our offer is a direct offer to buy, not a listing. If you have your own agent representing you, any fee you agreed to with them is between you and your agent.

When can we close?

We can close in about 7 days, or on your timeline. Timing depends on things like title, probate or tenants, so tell us your target date and we'll tell you honestly whether we can meet it.

What kinds of houses do you buy?

Mostly single-family homes, plus condos, townhomes, multi-family properties from duplexes to apartment buildings with 5 or more units, and land and vacant lots. Vacant, tenant-occupied, inherited, outdated or in need of major repairs are all fine.

Can I sell a house with tenants in it?

Yes. We buy tenant-occupied rentals and can work with the lease that's in place.

Do you buy inherited and probate houses?

Yes. We work with heirs, executors and estate attorneys and can be patient with the probate timeline.

Which areas do you buy in?

The Inland Empire (San Bernardino and Riverside counties), Los Angeles County and Orange County. If your house is somewhere else in Southern California, ask us anyway.

Who handles the closing and the money?

A licensed, neutral escrow and title company. Funds are paid to you through escrow at closing.

Can I get money before closing?

Possibly. If you need cash before the sale closes, for moving costs, a deposit on your next home, medical bills or anything else, we may be able to advance you up to $30,000. It doesn’t have to be an emergency. Advances are decided case by case, only on qualifying homes and situations, after we review the property and title, and the amount you receive is subtracted from your proceeds at closing. It’s money to you, never a fee, and we never ask sellers to pay us anything up front. Just ask when you reach out.

What if my house isn’t a fit?

We’ll tell you up front, and we’ll still help you sell. Depending on what works best for you, we can list it on the open market for you, refer you to a good local agent, or connect you with another local buyer. Whatever the option, we’ll tell you plainly who would be buying and how, before you sign anything.

What do you do with my information?

We use it only to respond to you about your property. We don't sell your personal information. See our privacy policy.
